Tile Roof Replacement in Escondido: Lasting Protection for Inland Heat
The Project: Upgrading an Aging Roof in Escondido
Recently, our team completed a full tile roof replacement on a beautiful home right here in our own backyard of the Castle Creek Country Club and Circle R Golf Course in Escondido. The original tile roof had reached the end of its lifespan, and the underlying paper was completely deteriorated, leading to potential moisture intrusion.
Living in Escondido, homes endure blistering dry heat and high-velocity Santa Ana winds pushing through the inland valleys. The homeowner needed a roofing system designed specifically to handle Southern California’s unique environment without sacrificing the home’s classic aesthetic.

High-Performance Materials & Installation
To ensure maximum durability and waterproofing, we tore off the old roofing materials down to the bare sheathing and installed a heavy-duty, high-performance system:
- Underlayment: The secret to a tile roof that outlasts its warranty isn’t just the tile itself—it’s the foundation underneath. We refuse to compromise a home’s waterproofing with thin synthetics. For this project, we installed two layers of Malarkey UDL 40# felt. This creates a superior, heavy-duty asphalt moisture barrier that stands up to Escondido’s intense summer UV exposure and sudden winter downpours.
- Surface Material: We relayed the existing concrete roof tiles. Any damaged tiles were thrown away. This saved the homeowner right at $3,000.
- Ventilation & Flashing: We upgraded all roof flashings and optimized the ventilation system to ensure the attic breathes effectively. Specifically, we installed O’Hagin attic vents near the ridgelines to complement the existing soffit vents. This combination establishes a positive eave-to-ridge airflow that meets the 1/300 attic ventilation building code requirement. Ultimately, this system keeps the attic much cooler during our long, hot summers, translating to lower air conditioning bills and long-term energy savings for the homeowner.

The In-House Quality Difference
Finding a reliable roofing contractor can feel overwhelming when many companies act as middlemen. This entire project was handled exclusively by our dedicated, in-house crew. We do not hire outside roofing contractors. By keeping all labor in-house, we maintain our uncompromising quality standards from the initial drone inspection to the final Monday morning cleanup.
We specialize exclusively in tile, shingle, and commercial flat roofs—we do not perform metal roof installations for residential projects—which allows our crew to maintain absolute mastery of the systems we install.
