The Project: Pinpointing an Apartment Roof Leak in North Park

Recently, our team completed a targeted roof leak repair on a multi-family apartment building in the vibrant Lincoln Avenue corridor of the North Park community in San Diego. The property’s asphalt shingle roof had sustained damage, leading to active moisture intrusion that threatened the tenants’ living spaces below.

High-Performance Repair & Materials

Once identified, we tore off the failing roofing materials down to the bare sheathing and rebuilt the system:

Decking Replacement: Upon exposing the roof deck, we found rotted and damaged plywood on the downside of the skylight. We completely cut out the compromised wood and replaced it with new 1/2″ CDX plywood sheathing to ensure a solid foundation.
Underlayment: To guarantee this leak was stopped permanently, we upgraded the moisture barrier to Owens Corning Titanium® 50 underlayment over the new plywood and repair area. This is a premium, ultra-heavy-duty synthetic material that vastly outperforms standard underlayment, securing the apartment units against the harshest future storms.
Flashing & Sealants: We installed brand new roofing step and counter flashing around the skylight base, ensuring water is properly diverted away from vulnerable seams.
Surface Material: We integrated new, premium asphalt shingles—carefully matched to the existing roof’s color and profile—to maintain the building’s curb appeal while restoring its watertight integrity.

The sheathing in this part of the roof repair needed to be changed for strength and proper nailing.
